40 Central Park South

40 Central Park South is one of New York's most exclusive rental buildings. Designed in 1941 by Mayer & Whittlesley, this 23 story, light-gray brick building has a striking terraced top with a large, glass-enclosed elevator house.

This entrance is covered by a stainless steel marquee that is supported by poles attached to frog sculptures on the facade. The lobby has large windows and a glass wall waterfall. There are two restaurants along its Central Park South facade. The building is actually in two parts and on the other side of its garden is an 11-story structure of the same style that has a similar marquee and facade giving it two attended lobbies. Landscape architect Ken Smith designed a sculpture garden in the courtyard between the two buildings that includes a cast steel Isamu Noguchi torso titled "Man Aviator" from the late 1940's, a mid-century cast copper by Chaim Gross and a large bronze by Michele Oka Doner.

The homes are spacious, with Juliet balconies and terraces, foyers, en suite bathrooms, separate bedroom wings and discrete service entrances. The kitchens and bathrooms are regularly refurbished with the latest appliances and finishes. There are the tree-lined views of the park to the panoramic landscapes of 5th Avenue and the Upper West Side. The building offers a full-time doorman, swimming pool, garage and laundry facilities.
